A New Color Without New Siding
Replacing siding on an average house here runs into five figures. Painting it runs a fraction of that and buys you most of the same result.
The catch is that exterior coatings only last if the surface is right and the product matches the material. Those are the two places this work goes wrong.
Vinyl Siding Painting
You can paint vinyl. You can't paint it any color you want.
Vinyl expands in the sun. Go darker than the original and the panel absorbs more heat than it was built for — it warps, buckles, and pulls at the nails. No coating fixes that.
So we work from vinyl-safe color lines, which are formulated to reflect heat the way the original panel did. Plenty of range in them, but if you're set on deep charcoal over cream siding, we'll tell you up front that it's a replacement job, not a paint job.
Brick Painting
Painting brick is permanent. Stripping it later costs more than the original job and rarely comes out clean.
Still worth doing on a lot of houses. Just go in knowing it's a one-way door.
Brick has to breathe. Trap moisture behind the wrong paint and our freeze-thaw winters push the face off the brick. That's masonry repair, not a repaint.
So we use breathable masonry coatings. They cost more than standard exterior latex — that's usually the gap if you're holding a cheaper bid.
Aluminum Siding Painting
Aluminum from the 60s and 70s is all over this area, and most of it is chalking — run your hand down it and it comes away powdery.
That chalk has to come off completely before anything goes on, and the siding usually needs a bonding primer after. Skip either step and the topcoat sheets off in a year.
Painted aluminum, done properly, is one of the better values in exterior work. The substrate outlasts the coating by decades.
Stucco, Block, and Concrete Painting
Stucco moves and cracks. Hairlines are normal; anything wider gets patched and cured before we coat.
Same breathability rule as brick applies to stucco and to block foundations. Wrong product, trapped moisture, same failure.
Prep Is Most of the Price
Every exterior we paint gets washed first. On brick and older aluminum that's not a rinse — it's the step that decides whether the coating bonds at all.
After washing comes scraping, caulking, priming bare spots, and masking off everything that isn't getting painted. On most siding jobs that's more hours than the painting.
If you get a bid well under ours, ask what their prep looks like. That's usually where the difference is.
When This Work Gets Done
Exteriors run April through October here. We watch overnight lows and dew point, not just the daytime number.
Winter is for booking. Call in January or February and you're on the spring schedule instead of behind everyone who called in May.
