Why Two Exterior Bids Can Be Thousands Apart
Anybody can roll paint on a wall. Whether it still looks good in eight years or peels in two comes down to the prep.
We're a family-run painting company in Mokena. If your house needs three days of scraping and caulking first, we tell you up front and it's in the estimate. A bid well under everyone else's usually means somebody left that part out.
What's included in an exterior paint job

We wash the house first
Siding, brick and trim get washed down to take off chalking, dirt, mildew and pollen. Paint won't bond to a dirty surface. This isn't an add-on we sell separately — it's part of every exterior job we do.

Scrape and sand
All loose and peeling paint comes off. Hard edges get feathered so you don't see a ridge telegraphing through the new finish.

Fix what's failing
Rotted trim, split fascia, loose siding, popped nails, failed window glazing. We'd rather repair it now than paint over it and have you looking at it again in two years.

Caulk and seal
Around windows, doors, corner boards and every joint where water can get behind the siding. This is where most exterior paint failures actually start.

Prime the bare spots
Bare wood, exposed metal and stained areas get spot-primed before topcoat. Cedar and redwood need a stain-blocking primer or the tannins bleed straight through.

Two coats
Siding and trim both, unless we've agreed to something different in writing. We spray and then back-roll or back-brush, so the paint gets worked into the surface instead of just sitting on top of it.
How long it takes
Most houses around here run three to five working days. A two-story with heavy prep — a lot of scraping, a lot of trim repair — can go a full week. Weather adds days, and we'd rather come back tomorrow than paint a damp wall.
You'll get a scheduled start date, not a vague "sometime that week." If we have to move it for weather, you hear from us the day before, not the morning of.

The painting season around here
Exterior painting here runs mid-April through late October. Most exterior acrylics need surface temps above 50°F and holding.

Spring (April–June)
Our busiest stretch. Book in February or March for a spring slot.

Summer (July–August)
Good drying weather. We work the shaded side first so the paint doesn't flash off before it levels.

Fall (September–October)
Often the best conditions all year — lower humidity, shorter lead times than spring.

Winter
We move inside. Interior painting and wallpaper removal keep us going, and it's a good time to lock in a spring date.
We watch the dew point too. Paint that goes on at four o'clock in October can still be soft when the dew falls, and that ruins the finish. We'd rather stop for the day than hand you a bad wall.
How long the paint will last
On properly prepped siding, a quality exterior acrylic gives you eight to twelve years. Most homes here get repainted every seven to ten — wood and cedar sooner, vinyl and fiber cement longer.
South- and west-facing walls take the most sun, so they fade first. Three signs you're at the end of the cycle: chalk on your hand when you run it along the siding, cracked caulk lines, or paint lifting at the bottom edge of the clapboards.

Floors and furniture covered, prep done properly, then paint. Before we load the truck we walk the job with you and fix anything you point at.
