Commercial Painting in Mokena and the South Suburbs

Painted around your hours, not ours. Written scope, one point of contact, insurance on file before we start.

Built Around Your Operating Hours

  • Family-Owned in Mokena

  • A Written Price, Not a Range

  • Same Crew, Start to Finish

Restaurant dining room with freshly painted terracotta walls, tables set and staff working dinner service.

Who We Work With

Property managers, business owners, and general contractors across Will and Cook counties.

We're small enough that you deal with the owner directly, and staffed to keep a crew on your building until the job is finished instead of splitting it across four other sites.

What We Paint

  • Offices and professional suites

  • Retail storefronts

  • Restaurants and bars

  • Medical and dental offices

  • Churches and community buildings

  • Apartment and condo common areas

  • Warehouse and light industrial interiors

  • New construction and buildout for GCs

We Work Around Your Hours

Most commercial work happens nights, weekends, or in phases. A dental office can't lose three operatories for a week. A restaurant can't close a dining room on a Friday.

So we schedule around your business, not the other way around. Tell us when the space is available and we'll build the sequence to fit.

Areas get returned to usable condition at the end of every shift. No tarps and ladders left across a lobby overnight.

What's in the Bid

A written scope, itemized by area, with the products and number of coats spelled out.

One person you call for the whole job. Certificate of insurance sent to you or your management company before the first day.

If something changes mid-job, you get the number in writing before we do the work — not on the final invoice.

Apartment and Multi-Unit Turnover

Unit turns are their own kind of work: fast, repeatable, and priced by the unit rather than by the hour.

We keep a standard spec on file per property so every turn matches the last one. Same colors, same sheens, same finish, whether it's one unit in March or nine in July.

Winter Is the Right Time for Interior Work

Exterior commercial work is warm-weather only. Interior isn't.

December through February is the easiest stretch to get on our schedule, and interior commercial jobs go faster in the winter because we're not working around the exterior season.

If you've got a lobby, a corridor, or a suite that needs it, that's the window.

What We're Not

We're a residential and light commercial outfit. Offices, storefronts, restaurants, apartment buildings — that's our range.

If you're painting a 300,000 square foot distribution center or running a prevailing-wage public contract, we're not your bidder, and we'll say so on the phone instead of wasting your week.

When This Work Gets Done

Exteriors run April through October here. We watch overnight lows and dew point, not just the daytime number.

Winter is for booking. Call in January or February and you're on the spring schedule instead of behind everyone who called in May.

How our painting process works

1. Free walkthrough

We come out, look at the actual rooms or the actual siding, and talk through colors and sheen. Usually thirty to forty-five minutes.

2. Written estimate

You get an itemized price, normally within twenty-four hours. Take your time with it.

3. We paint, then you inspect

Floors and furniture covered, prep done properly, then paint. Before we load the truck we walk the job with you and fix anything you point at.

Why Choose Legacy Fresh Coat Painting

  • Licensed & Insured

General liability coverage, current, plus village registration where it's required. Ask and we'll send the certificate before we start.

  • Workmanship Warranty

Two years on our work, inside and out. If something fails because of how we painted it, we come back and fix it.

  • Free Written Estimates

We come out, measure, and send you an itemized price. No charge, no deposit, and no six follow-up calls.

  • Same Crew, Start to Finish

The crew painting your house is our expert trained team. You won't meet a different set of people halfway through.

Where We Work

  • Where we paint: Mokena, New Lenox, Orland Park and nearby

We paint interiors within about thirty minutes of Mokena — New Lenox, Frankfort, Homer Glen, Lockport and Joliet on the Will County side, Tinley Park, Orland Park and the villages around them on the Cook side.
